Working with the Alliance as a project developer

Choose from over 1000 lots spanning across 70,000 acres to build a wide range of projects

By working with the Renewables Land Alliance, you get access to a wide range of land owned by many without having to deal with individual owners.

Benefits

- Find and quickly enter into contracts with landowners located throughout California (other states being added).  
- One single contract for the developer with potentially dozens of contiguous owners.
- Contract is standardized with one point of contact for negotiating all lots.  In a fashion like Realtor contracts, your attorney only needs to review one contract for all the owners.
- Continue to write checks directly to land owners.
- Ability to easily add more acreage to existing sites or allow for future expansion with new contracts.  
- Add just the amount of acres desired for sweet spot size planning.  Much greater flexibility for right-sizing projects.
- Owners that are non-committal can be easily replaced with other lots/owners.
- Allow Alliance to contact all owners within a project area on your behalf.  You may refer interested parties to the Alliance to greatly simplify your process of land acquisition.
- Developer defines the pricing for each specific project.
- Dramatically reduce time and cost to lock in lease options for land.
- Developers can eliminate staff required that spend months/years negotiating with each owner.
- All owners have 6 weeks to sign contracts to be included in a project.  Developers only sign the quantity of acres needed at the end of the negotiating period.  This is the right sizing process.
- All land owners represented by Consortium must accept the Alliances price, option fees, financial terms and the single standardized contract.
- Developers are free to continue to sign contracts with non-Alliance owners as before but if owner is a member of the Alliance, the 12% fee must always be paid for the life of the contract.
- Alliance works with developer to suggest lots and locations most likely to fit needs.
- The Alliance promotes easements on all lots which supports Developers on their projects.
- Developers are required to sign a non-exclusive contract between the Alliance and the Developer.
- Developer accepts Alliances standard contract and/or pays legal expenses for desired changes acceptable to the Alliance on behalf of the owners.
- Ninety days of free time where you can exclusively analyze/reserve a particular target lot group that has at least one member's property (may reserve up to 10 projects at a time).  There is no cost for this "look-see" period.

Next steps to take

1. Request spreadsheet of properties available and the sample contract.
2. Select one or more property locations which appears likely to be a good location utilizing 90 days of exclusive review time.  Notify Alliance of 90 day start date.
3. Discuss with the Alliance (working on behalf of all land owners for that project) the terms that include lease rates, option rates, desired acres and other aspects.
4. Review lots accepted by each owner.  Finalize desired total acres and which lots to enter into contract with.  If needed, request the Alliance to seek more acres/lots for that project.
5. Send contracts to all participating owners for their signatures.  Countersign the particular lots needed.  Notify owners of contracts not countersigned.
6. Send check to owners for first year Option Fee along with countersigned contract.  Send check to Alliance for 12% of Option Fees and any attorney fees incurred for one time project specific contract changes.
